The Pioneer Group Developments

Rectory Road, Sutton Coldfield

The development of the site is well underway, with the first properties being handed over in June 2023.

Working in partnership with Miller Homes, we will deliver 24 affordable rented properties and 18 homes for sale under the shared ownership scheme as part of the wider development. The scheme will be handed over in phases, with more homes due throughout 2023 and 2024 and the final homes are expected to be ready in the autumn of 2024.

The rented homes will initially be let through the Birmingham City Council allocations scheme. Applicants must be registered on their scheme to be nominated for these homes.

The shared ownership units are being marketed for sale as they become available. All applicants must meet the qualifying criteria for shared ownership, and anyone interested in this particular scheme can register an interest with our Customer 1st team by emailing contactus@pioneergroup.org.uk  Where applicants register an interest we will alert them when the marketing commences for each phase, so please include your full contact details.

There are a number of homes for purchase on the wider scheme. If you are interested in these, please view the Miller Homes website for more information.

Webster Court, 411 Slade Road

An exciting development project at Webster Court, 411 Slade Road has recently been completed, with 14 households making the scheme their home. This scheme comprises one and two bedroom properties on the popular Slade Road – a major thoroughfare through Stockland Green with good transport links. These properties have been let as social housing, catering for those most in housing need.

Initially let through Birmingham City Council’s waiting list, future vacancies will be filled through a mixture of our Stockland Green Community Housing Allocations Scheme and the Council’s Scheme. Our scheme prioritises those with a local connection to Stockland Green and the neighbouring wards.

Lee Steele, Pioneer Group’s Head of Housing and Customer Services said ‘We are delighted to be able to offer these properties as social housing in Stockland Green. We commissioned a local housing needs study which showed there was a real need for good quality, affordable social housing in the area as an alternative to an oversupply of supported and exempt properties in multiple occupation. We offer assured tenancies, giving customers the opportunity to put down roots without the threat of their tenancy being ended after a fixed period. We understand this is the key to creating stable communities and providing people with the security they need.’

Farnborough Road

Good progress is being made on-site at the Farnborough Road to develop 123 properties.

As well as 40 properties being built for Birmingham City Council and a number of properties being offered for sale properties, the 24 properties owned by the Pioneer Group have recently been completed with new households making them their home.

Pioneer’s properties are let at social rent levels and are made up as follows:

  • 10 one bedroom apartments;
  • 8 two bedroom houses; and
  • 6 three bedroom houses

The Pioneer Group’s properties have been let through Castle Vale Community Housing’s waiting list, which favours those with a local connection to Castle Vale. More information on the scheme can be found by clicking here. When these properties become vacant, they will be let through a mixture of CVCH’s waiting list and Birmingham City Council’s scheme.

Lee Steele, Pioneer’s Head of Housing & Customer Services said ‘Castle Vale, with its vibrant community, is a popular place to live, with many expressing a desire to set up home here. We’re delighted to be increasing the number of social homes for rent through this new development.’
